Do I need a damp proof course
If you’ve recently spotted damp patches on your walls, peeling wallpaper, or a musty smell in your home, you might have already called a damp-proofing contractor. Chances are, they took a quick look, flashed a moisture meter, and handed you a quote for thousands of pounds to install a new chemical Damp Proof Course (DPC).
Before you sign that contract, stop.
At The Veteran Survey Company New tab we operate differently. As independent, veteran-led surveyors, we don’t sell damp-proofing creams, wall tie replacements, or any remedial building work. Our only job is to find the actual root cause of your damp problem. And the hard truth is this: true rising damp is exceptionally rare, and most homes absolutely do not need a new DPC.
Here is what is likely really going on in your home, and how an independent survey can save you thousands.
The Myth of the Failing DPC
A Damp Proof Course (DPC) is a physical barrier built into the walls of a property to prevent moisture from the ground travelling up through capillary action (rising damp). – Bridged damp proof course (DPC) and raised ground
Many older properties across South Wales—particularly the beautiful Victorian and Edwardian terraces in Cardiff, Newport, and Swansea—were built with a slate or bitumen DPC. A common sales tactic is to claim these older DPCs have “broken down” or “failed” over time.
In reality, slate and bitumen are incredibly durable. Unless the building has suffered catastrophic structural movement, the original DPC is usually still intact and doing exactly what it was designed to do. Injecting a chemical cream into a wall that already has a functioning physical barrier is often a complete waste of money.
If It Isn’t Rising Damp, What Is It?
If your DPC hasn’t failed, why are your walls wet? In our experience conducting damp surveys across South Wales, “rising damp” is almost always a misdiagnosis of one of the following issues:
- A Bridged DPC: This is the most common culprit. If a new patio, driveway, or flowerbed has been built up against the outside wall above the level of your original DPC, moisture can bypass the barrier and soak straight into the brickwork.
- Condensation: Modern living creates a lot of moisture (cooking, drying clothes, showering). If a house lacks proper ventilation—especially after being fitted with modern double-glazing and insulation—that moisture condenses on the coldest surfaces, usually the lower sections of external walls, mimicking rising damp.
- Penetrating Damp: The Welsh weather is notoriously unforgiving. Wind-driven rain can easily penetrate porous bricks, cracked render, or defective pointing.
- Plumbing Leaks and Guttering: A leaking external downpipe splashing against the wall, or a slow hidden leak under your floorboards, can saturate the masonry.
What to Do Instead of Buying a New DPC
If you want to solve a damp problem permanently, you have to treat the cause, not the symptom. Slapping waterproof plaster and chemical injections over a bridged DPC or a leaking gutter is like putting a bucket under a leaking roof—it hides the problem temporarily, but the structure remains wet.
Here is the precise, military-grade approach you should take:
- Lower the external ground level: If your patio or soil is too high, dig a trench (a French drain) to expose the original DPC and let the wall breathe.
- Fix building defects: Repair cracked render, clear overflowing gutters, and check roof flashings.
- Improve ventilation: Install continuous mechanical extractors in bathrooms and kitchens, and ensure trickle vents are open.
- Get an Impartial Diagnosis: Before spending money on building work, get an independent expert to map the moisture and identify the exact source.
